We Handle the Following When Contracting Your Home
- Property and Site Review
- Knowledge of Regulations: Our experts have the knowledge of regulations pertaining to home contracting including municipality, county zoning, HOA rules, codes, environmental, cost and so on.
- Surveys required: We'll conduct the survey in relation to your home contract. These are items such as a study proposed plan drawing, conducting a meeting with a draftsman, inspecting and verifying the property, and conducting a survey meeting about all agencies notations, objections and challenges.
- Five Star Home Design: We provide 3rd party review of certification plans required conversion to disk. We also provide notice to the owner, and recordings and fillings with county recording department.
- Engineering: We oversee engineering and construction work ensuring FBC approved registered material and products are used.
- Permit: We assist in permit verification of all contractors involved in the job. Our in house staff will undertake the verification process without any extra charge.
- Demolition or Removal: We help in obtaining permits for shutoff, relocation review, accessibility, hours of operation available in the community and landfill access.
- Site Preparation: We handle the rrranging and scheduling of required contractors for the project. We also handle site protection-related tasks as well.
- Concrete Contractor: We provide compaction engineer testing, termite treatment and verification, and steel rebar footing inspections for Modular Home projects.
- Home Manufacturer Delivery: We handle the managing of road transport accessibility for the completion or timing of home and manufacturer delivery.
Our other services include:
- Home On-Site Construction
- Plumbing: Completion of all sinks, plumbing connections, routing and faucet connections.
- Electrical Service: Service meter and panel must be attached to modular home.
- Air Conditioning: We follow the HOA criteria of air condition installation, elevation and design.
- Foundation Wall / Skirting: Foundation walls and skirting should be built in accordance to wind load and flood criteria. Our foundation wall construction involves shcathing and screw inspection and venting product.
- Steps, Landings, and/or Decks, Railings: We use specific materials for steps, landings, decks and railings.
- Exterior Doors: Jeld-wen exterior are installed on-site.
- Drywall, Moldings and Interior Painting: We offer a wide range of Sherwin Williams interior colors painted by independent local professional painting contractor.
- Cabinets: All kitchen and bathroom cabinets are designed by Five Star and constructed by Ideal All Wood Cabinetry. It is then shipped directly to the home site.
- Counter tops: We purchase countertops directly from Spazzio Marble & Tile. A local professional fabricator cuts and installs it.
- Ceramic Showers: Ceramic showers are designed upon request and purchased on wholesale. It is installed by local professional tile installer.
- Flooring: We provide a wide range of flooring choices purchased locally such as ceramic tile of wood laminate, waterproof vinyl plank flooring. All of these are installed by professional local installer.
- Porches and Screen Room: We install our own high quality Trex decking products with the help of certified Trex installer. Screen rooms are installed by 3rd party licensed aluminum contractor.
- Exterior Painting: Sherwin Williams Emerald products to be used only and to be applied by professional painter.
- Concrete Driveway, Sidewalk or Pavers: We purchase pavers directly from suppliers and get it installed by the professional pavers.
- Attachments: All materials used for carports, garage, decks, storage room and patios must be FBC approved and constructed to county building codes with multiple inspections.
- Miscellaneous: Installation of all LED light bulbs, complete interior and exterior cleaning to builder satisfaction, wiring for cable network, customer purchased ceiling fan assembly, TV and TV brackets installation by low voltage electrician.
