Difference Between Modular and Manufactured Housing

Manufactured Home:
  • A structure built to HUD standards.
  • A set of standards to allow lower income families the ability to purchase a home
  • Exempt from all local building codes and expense.
  • Use of all mobile home type materials or products in the construction
Modular Home (Five Star Modular Housing):
  • Frame structure built to Florida and local building codes
  • Wooden frame factory-built structure built to allow an alternative to on-site more expensive construction
  • Required to meet all state and local building standards just like site built construction
Building and Zoning Criteria:
  • East Coast and Central Fla, wind load construction 90, 100, 110 mph
  • No hurricane protection required
  • Only permitted on specific mobile home zoned sites or parks

Installation (Manufactured Home):
  • Fla, though the state of Florida method of installation is one of the most stringent in the Nation
  • The unit is still installed on a filled graded site or existing earth with auger type anchors and tied down installed by an Licensed Mobile Home Installer
Installation (Modular Home):
  • Installed on permanent concrete foundation, soil tested compacted, termite treated and local government inspected. 
  • Concrete anchoring engineered by local engineer setup method to site specific wind load and criteria by state licensed general contractor
Insurance (Manufactured Home):
A manufactured or a mobile home premium is considerably higher with a coverage amount considerably less than purchase price when it is new. As it ages, the coverage is depreciating until at some age, point coverage may no longer be available or no longer be feasible to carry.
Insurance (Modular Home):
  • A modular home if installed on permanent foundation is insured like local building code approved units. Substantially less premium than a Mobile or a manufactured home except for a greater amount of coverage requested. 
  • No depreciating coverage amount
Mortgage (Manufactured Home):
  • Typically a loan not a mortgage from a limited amount of lending institutions 
  • Specifically of manufactured or mobile homes only with a considerably higher rate of interest and a shorter length of term. The Interest rate increases based on age of unit and length of loan term decreases when resale applies as well as a more stringent qualifying standard and limited availability and no loan availability after a certain age of unit
Mortgage (Modular Home):
Just like a residential home, a 30 yr. mortgage at residential lower rate,
the mortgage can be underwritten by governmental agencies then allowing the ongoing residential rate and term to carry over to the next buyer, with an appraised amount and a lower residential down payment.
Value (Manufactured Home):
As the unit ages and the insurance premium increases and the coverage is reduced which means the lending institution decreases the appraised value in accordance with insurance availability of the collateral for the loan and then the only available buyer becomes a cash buyer purchasing a used mobile home.
Value (Modular Home):
The value is determined by an appraiser based on the comparable units just like a residential home upon resale time. The unit can be insured for the amount of value with the residential insurance premium rate. The residential mortgage rate, down payment and a 30-year term for the buyer, the unit sale ability typically would be greater than a manufactured or a mobile home. The educated buyer will know of the better construction.
