• Disconnect and removal of existing electrical service (if existing site, where applicable)
• Permitting and wind load compliance analysis
• Exterior and interior design of the home (subject to code and home manufacturer)
• Window and door placement
• Kitchen and bath cabinet design
• Shower design and material (if applicable)
• Submit plans and criteria, meeting with HOA (where applicable)
• Order of home to manufacturer, engineering
• Plan design engineering licensed architect for foundation, installation, anchoring, landings, steps, venting, etc.
• Verification of contractors and updating requirements
• Permitting applications with local government
• Site preparation (fill and exaction if necessary) land clearing contractor
• Survey locates stake-out concrete foundation
• Concrete sub-contractor, meetings, and over-site
• Termite treatment and concrete density verification to building department requirements (where applicable)
• Form board survey through surveyor meeting (municipality or country review required)
• Home transport (2) diesel semi trucks, (2) over-width escorts, (2) pole vehicles over-height -DOT
• Delivery of home-to-site traffic control and accessibility evaluation, site supervision
• Permitted installation over site by a licensed contractor and set up installation company
• Home exterior siding installation (caulking where & if applicable by manufacturer)
• Specialty door design, order, transport (if applicable)
• Specialty doors installed by 3rd party (if applicable)
• Plumbing contractor permitting, installation connections to home access points
• Electrical contractor wiring to home and new 200 amp service panel mounted to home (licensed contractor) amperage subject to availability
• HVAC central air condition and heat with mounting bracket and installation by licensed contractor system application subject to location and home construction
• Installation of on-demand water heater, electrical and plumbing (subject to site/availability of amperage)
• Foundation reinforced framing as per wind load rated skirting/knee wall install the access door and venting
• Finish skirting material application on the knee wall
• Landing and step construction on site with composite decking and vinyl railing
• Exterior painting on-site by 3rd party
• Drywall finishing interior by home manufacturer independent contractor
• Cabinet order and delivery
• Cabinet installation by the installer, removal of all shipping material, and waste fees 
• Moldings, base board, 1⁄4 round trim, crown around the vent
• Granite or selected countertops purchased and transported to the fabricator 
• Granite fabricator measure for on-site installation
• Sink, plumbing connections, and purchase of faucet installation
• Ceramic or vinyl plank flooring installation in bathrooms
• Ceramic shower installation, shampoo niche, seat (if applicable)
• Glass shower doors ceramic shower only (if applicable)
• Bath vanity mirror measure and fabrication and installation (by licensed company)
• Vinyl plank flooring delivery and installation (by professional installer)
• Baseboard installation after floor installation compete 
• Customers select appliances to purchase, availability, delivery, and installation (if applicable)
• Customer ceiling fan assembly and installation (by independent contractor)
• Customer purchased TV wall brackets and wiring (by an independent contractor)
• Gutters (if applicable) based on location and individual home design (maybe required)
• No see-um re-screening (where applicable) only applies in coastal areas
• Permits posted on-site container
• All municipality or county government inspections throughout the process of construction (where required)
• Final survey and final flood elevation required by county review and inspection pertaining to all structural items and flood venting (calculations done by surveying company) 

A representative of Five Star meets or communicates through email with each contractor/company and/or installer prior to individual services being performed.

All items listed below must be engineered to comply with all building codes and be permitted by licensed contractors

• Engineered-designed storage room & electric wiring

Note: not all items listed above apply to the construction of each home or each site, many variables may apply. 

Wind load and local building codes vary these items may change home construction designs and on-site features as well as construction items that may apply to the interior and exterior construction of the home.

All items are subject to HOA, Local, State, and Federal code compliance and not the sole preference or decision of Five Star, the customer, or the property owner.

Five Star now records dates, and times, on the job site as well as dates, and times of meetings with, HOA members or inspectors on site.
